The flat is located very close to The Meadows - vibrant, sociable, green park with plenty of space to run or cycle, and also contains some play areas for children.
The property is located within a fine Victorian tenement building built in 1888. It has been refurbished to a high standard while retaining many of its original and charming features. All of the beds have hotel-quality linens and towels, luxury toiletries as well as Venetian blackout blinds.
Living & dining
The living room is spacious and flooded with natural light. It is furnished with 2comfy sofa`s, coffee table and a TV.
The fully equipped kitchen and dining space are in a separate room. The kitchen is equipped with an oven, a stove, a dishwasher, a microwave, a fridge, a toaster and a kettle.
The dining space can seat up to 6 guests.
Bedrooms & bathrooms
Within the flat there are 3 spacious and elegant bedrooms.
Two of the bedrooms are fitted with a 2 double beds in each and space for guests belongings. The third bedroom is fitted with one single.
There is also a separate recently-refurbished bathroom fitted with a walk-in shower and underfloor heating.

Please note that the ground floor situation of this flat makes it easily accessible for those with impaired mobility. There are just 2 steps to the main door of the flat stair, and there are no internal stairs within the flat.

A local traditional pub, small supermarket, fruit and veg shop and fishmonger are all directly on our doorstop. You can also find a great friendly cafe, Chinese takeaway, pizzeria and fish and chip shop at the top of the street. Of interest there is also a renovated Police Box Coffee Shop immediately opposite the flat. At the weekend the Cheesee Peesee van parks at the bottom of the street with artisan and unusual cheeses for sale. The flat is located very close to The Meadows - vibrant, sociable, green park with plenty of space to run or cycle, and also contains some play areas for children. There is a taxi rank very close to the flat and a bus that that will take you to the city centre. However I'd definitely recommend the walk through Edinburgh's beautiful green park (Meadows Park) that leads you to the heart of the Old Town and city centre. There is also a CityCar Club point with two cars available approximately 50 metres from the flat. There is also a nearby tram and bus stop which you can use to get to places such as Edinburgh Zoo if you do not feel like walking all the way. These can be reached in about 20 minutes walking from the flat. If neither walking nor going via public transport appeals to you, there are local shops where you can rent a bike. When choosing this option I strongly recommend you take the road leading to the Water of Leith Walkway or Dean Village.

- Strictly no smoking, no parties, no pets
- Dispose of rubbish appropriately
- Keep the property clean and tidy
- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected
- Quiet hours are between 10:00 PM and 9:00 AM. Please keep the noise down and respect other neighbours in the building
- Please remember to close all windows and doors when leaving the space
- To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.
- Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.
