The space
Welcome to Pimlico, one of London's most popular residential districts, neighbouring Westminster, Belgravia and Chelsea. The property itself can accommodate up to 3 guests, making this home the perfect base for a small family or group of friends looking to enjoy an authentic stay in London.

The surrounding area offers a wide range of restaurants and bars to enjoy throughout your stay. Specific recommendations from the homeowner herself include: Cambridge Street Restaurant (3-minute walk away) for authentic British cuisine, No. 11 Pimlico Road (7-minute walk away) for an authentic gastro-pub experience and Goya (7-minute walk away) for Spanish tapas. Particular highlights nearby include Buckingham Palace, Battersea Park, Westminster Abbey and the banks of the River Thames.

Victoria Station is a 10-minute walk away, servicing the London Underground (Circle, District and Victoria lines), National Rail trains (Southern, Thameslink and Southeastern) and the Gatwick Express. Pimlico Underground Station is also a 10-minute walk away servicing the Victoria line. The nearest bus stop is Turpentine Lane (Stop J) and is a 2-minute walk away. If you're travelling by car, the A3213 Belgrave Road is a few minutes away. There is pay-and-display street parking and underground parking facilities nearby.

Living and eating
The living room is bright & airy, flooded with natural daylight thanks to the large windows. The room is furnished with comfortable seating, including a sofa that can be turned into a small sofa bed, ideally suited to 1 adult or 2 small adults who are happy to be ”cosy”. The adjacent dining area can seat up to 2 guests. The lovely balcony is accessible via the living room. The kitchen is fully-equipped and includes a french press, a fridge, a microwave, a kettle , a toaster, an oven and electric hobs.

Bedroom and bathroom
The bedroom is furnished with a super-king size and plenty of storage space. The bedroom is accessible down a short flight of stairs. The bathroom is fitted with a bathtub and an over-bath shower. Linen, towels and bathroom essentials are all provided, as is a hair-dryer.

Please note there is one flight of stairs inside the property and one to reach the property.

*Please be advised that there is scaffolding on the building - noise is possible during your stay, although it should not be very disruptive.

- Strictly no smoking, no parties, no pets
- No candles
- Dispose of rubbish appropriately
- Keep the property clean and tidy
- Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected
- Please keep the noise down and respect other neighbours in the building
- Please remember to close all windows and doors when leaving the space
- To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.
- Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.

Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost

*Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee.

**Check-in is between 3pm and 9pm. There will be an additional fee of £20 for check-ins between 9pm and 12am and £40 for check-ins past midnight. If you have any questions or queries regarding the above, please don't hesitate to get in touch as we're more than happy to help!

***Check-out is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.

Please note that а refundable damage deposit of GBP 200 is mandatory and should be paid via card and upon check-in. We inspect the property after you check out; if no damage we refund the deposit within 7 days via bank transfer. Please provide us with your bank details when you book with us.
